What Happens if Customers Can’t Access My Business?

couple on computerRunning a business is entirely dependent on customers being able to access your location. That sounds pretty obvious! But what happens when your building is blocked off by the police or fire marshals? You could stand to lose a lot of money.

Why would your business be blocked off? Let’s say you own a boutique in a strip center and a fire caused massive damage to a store three doors down. Even if your business was not damaged, the entire strip may be blocked off to investigate the cause of the fire and to protect the public from entering a building in an unstable condition.

With barricades in front of your door, you certainly don’t stand a chance to earn any money until they’re removed. Unfortunately, some catastrophic events may result in weeks’ or months’ worth of repairs. And going that long without any customers may really hurt your business.

That’s where civil authority coverage comes in. Many business property insurance policies have this coverage included. Essentially, it compensates you for losses incurred when access to your place of business is denied by a civil authority because of damage to a property that is separate from your insured location. So, while customers are unable to visit your boutique, you could be compensated for lost income by your insurance provider.

Your independent insurance agent can go over the details of civil authority coverage with you, but here are a few things to note:
  • The damage that caused the closure must be from a covered peril.

  • This coverage often contains a distance limit, meaning your business must be located within the distance limit (such as one mile) from the damaged property.

  • Some policies may have a waiting period. For instance, you may have to wait 72 hours after the civil authority has acted before coverage begins.

  • This coverage may only apply for a limited time, such as four weeks.
